About Ty Thomas
Built Inside the System. Motivated to Fix What It Missed.
Hi I’m Ty,
I built Primary Housing because the math around housing — and risk — has changed.
Across the U.S., the middle class is being priced out of the communities it powers. Teachers, nurses, tradespeople, and city workers earn solid incomes, yet face a system designed for two extremes: deeply subsidized housing on one end and luxury development on the other.
The middle absorbs the volatility.
That isn’t just a social issue.
Primary Housing focuses on workforce housing because it offers deep demand, lower volatility, and government-aligned downside protection. We acquire older apartment buildings in strong neighborhoods, make practical improvements, and apply public-sector cost advantages that stabilize rents and protect returns.
This isn’t charity.
And it isn’t speculation.
It’s disciplined investing in housing people actually need — at a time when stability itself is becoming scarce.
Do good. Make money. Keep them here.

Ty brings a rare combination of:
Institutional underwriting standards
Deep familiarity with government-sponsored financing and incentive programs
Hands-on experience navigating regulatory environments
A long-term view of risk, volatility, and exit liquidity
He holds an MBA from Columbia Business School and a B.S. in Economics from the Wharton School at the University of Pennsylvania.

That philosophy is the foundation of Primary Housing.
